StudentTenant.com provides a letting and booking service for student accommodation,
allowing students to search for properties,
arrange viewings and reserve them online.
We work hard to ensure that all tenancy costs are transparent and we are Tenant Fees Act 2019 (TFA) compliant,
so there are no unexpected surprises when you wish to proceed with a property. You will see a 'Fees Payable' section on every property advert which will show the two different types of fees potentially payable in relation to that property.
Holding Deposit
When a student reserves a property on StudentTenant.com, they will be required to pay a £50 Holding Deposit to book the property / room if the landlord has opted for the tenant pays fee service. This is to secure the property / room and remove the listing from the StudentTenant.com website and partner property portals while the Tenancy is prepared.
If the landlord chooses to cover the fees, they will be charged a £149 booking fee per tenant upon making the reservation and the rooms will be taken off of the market for the tenants. In cases where the landlord finds a tenant independently, not through StudentTenant, but still wants to utilise our booking system and contract services, a £99 booking fee per tenant will be applicable.
The TFA provides a 14 day window for Landlord and Tenant to agree a Tenancy Agreement and for the Holding Deposit to be refunded by way of deduction from your first month’s rent. Please refer to our Holding Deposit Policy to understand under what circumstances a Holding Deposit may be forfeited or returned to the tenant.
Security Deposit
There may also be a Security Deposit payable before you move in. This is to cover any potential damages to the property or unpaid rent. By law this must be lodged in a Government approved Tenancy Deposit Protection scheme (TDP) within 30 days of payment and your landlord will send you a TDP receipt within this time. At the end of the Tenancy your Landlord will propose any relevant deductions and the TDP will act as an arbitrator if there is a disagreement. Landlords cannot charge for “fair wear and tear”. Students can find information on any Security Deposit payment due on all property adverts before making a reservation. These will not exceed the equivalent of 5 week's rent.
