StudentTenant.com provides a letting and booking service for student accommodation,
allowing students to search for properties,
arrange viewings and reserve them online.
We work hard to ensure that all tenancy costs are transparent and we are Tenant Fees Act 2019 (TFA) compliant, so there are no unexpected surprises when you wish to proceed with a property. You will see a 'Fees Payable' section on every property advert which will show the two different types of fees potentially payable in relation to that property.
When a student reserves a property on StudentTenant.com, they will be required to pay a Holding Deposit equivalent to 1 week's rent to book the property / room. This is to secure the property / room and remove the listing from the StudentTenant.com website and partner property portals while the Tenancy is prepared.
The TFA provides a 14 day window for Landlord and Tenant to agree a Tenancy Agreement and for the Holding Deposit to be refunded by way of deduction from your first month’s rent. Please refer to our Holding Deposit Policy to understand under what circumstances a Holding Deposit may be forfeited or returned to the tenant.
There may also be a Security Deposit payable before you move in. This is to cover any potential damages to the property or unpaid rent. By law this must be lodged in a Government approved Tenancy Deposit Protection scheme (TDP) within 30 days of payment and your landlord will send you a TDP receipt within this time. At the end of the Tenancy your Landlord will propose any relevant deductions and the TDP will act as an arbitrator if there is a disagreement. Landlords cannot charge for “fair wear and tear”. Students can find information on any Security Deposit payment due on all property adverts before making a reservation. These will not exceed the equivalent of 5 week's rent.
